The developer is Sahara Center LLC, a member of the EHB Companies family of entities. In recent years, EHB Companies has brought to this major Las Vegas trade area the unique and distinctive Tivoli Village, a mixed use retail, office and restaurant development and the exceptional One Queensridge Place residential towers.
Sahara Center will be anchored by T.J. Maxx, Stein Mart, Sprouts Farmers Market, HomeGoods and Petco in addition to other national and regional brands. This center will also offer, on pads fronting Sahara Avenue and Hualapai, a number of tenants that will provide neighborhood conveniences, including food and beverage offerings. Currently, the center is 60% leased and expected to open near or at full capacity. Robust leasing activity is a testament to the optimal location, the surrounding neighborhoods with high average household income, quality of the development, freeway proximity, and a large population of Las Vegans and visitors to the area with spending power.
Both Las Vegas Mayor Carolyn G. Goodman and the Ward 2 City Councilman Bob Beers have expressed the city's excitement about the significant job creation to be experienced during the construction phase and the permanent employment opportunities that will result once the center opens to the public. Frank Pankratz, president of the developer, said, "The project will create over 200 construction jobs during the next 12 months and several hundred permanent jobs in the long term. In addition, the city will significantly benefit financially from the related building permit fees and both sales and property tax revenues."
Ted Baker, Sahara Center's retail leasing consultant with New Market Advisors expressed, "The many residential neighborhoods and master planned communities on this side of town, such as Summerlin, Queensridge and Peccole Ranch, have been underserved in terms of national and regional retail options. Despite the cloud of economic uncertainty over the past five years, the demand for mid-box retail in this area has never waned. Sahara Center brings a new and exciting shopping experience from nationally recognized brands to this major Summerlin-area intersection."
