Platinum Luxury Auctions Offers Oceanfront Home with Oversized Lot on Fire Island, New York
Unique Design by Famed Beach House Architect Horace Gifford Set for June 20th Sale
FIRE ISLAND, N.Y., June 2, 2015 /PRNewswire/ -- Platinum Luxury Auctions, one of the nation's premier auction firms specializing in the sale of multimillion-dollar properties, has announced the June 20th auction of a unique, oceanfront home on Fire Island, New York. Recently offered for $2.65 million, the home will now be sold to the highest bidder at or above the auction's reserve price of $1.5 million. Platinum is conducting the sale in cooperation with New York listing agent Michael Kawochka of Warren Lewis Sotheby's International Realty. The property is selling "turnkey" furnished.
The 5-bedroom, 3.5-bathroom home is a Horace Gifford design originally built in the 1960's. A well-known modernist architect, Gifford was once considered to be one of the top beach house designers in the country. The property's current owners, Rona and Joe Forstadt, purchased the Fire Island property more than 35 years ago and have since enjoyed many summers there with friends and family. In 1989, however, a fire nearly destroyed the original residential structure and extensive reconstruction was required. Though retired at the time of the fire, Gifford returned to his trade - at the Forstadt's request - to restore the home he originally designed. It was the famed architect's final project.
Kawochka, who has spent the last twenty summers on Fire Island, emphasized the unique nature of the residence. "Given the property's pristine condition, its 180 degrees of protected ocean views, and the fact that it's the only oceanfront, Gifford design that is currently on the market, the new owner will be acquiring something truly rare and special."
While many properties on the island can feel somewhat cramped – with 1-3-bedroom homes situated on 4,000-6,000-square foot lots being rather common – the Forstadt residence boasts 1,920 square feet of interior living space, and is situated on a 14,810-square foot lot, offering 100 feet of direct ocean frontage. The home's open floor plan and 10-foot ceilings create a bright, spacious interior replete with handsome wood finishes, while a wall of bay windows offers unparalleled ocean views. Other features include a chef's kitchen, Bang & Olufsen sound system, custom fireplace, and satellite Internet system. Outside, an oversized deck wraps around the home, creating ample outdoor living space. There is also an outdoor shower and dressing area.
"Fire Island is such a unique retreat from the intense pace of city living. Folks who own property there consider it to be a special place," noted Trayor Lesnock, Platinum's president. "This particular property is also special, not just architecturally, but also due to its large, oceanfront lot."
The property occupies 0.34 acres in the exclusive Summer Club Condominium community (which is somewhat of a misnomer, as the community is comprised of 40 exclusive homes, rather than condos). One of only two privately owned communities on all of Fire Island, the Summer Club offers serene beaches on both the ocean and bay sides of the island, with the bay side's beach also providing moorings for residents' boats. Summer Club owners also have access to the community's clubhouse, fitness center, and entertainment area, as well as tennis courts and a dedicated swimming area for children. The community is located just west of the Village of Ocean Beach, which is home to a number of boutique shops, charming restaurants, and exclusive galleries.
Fire Island is known as a diverse and relaxing getaway from the hustle and bustle of nearby Manhattan. The island welcomes everyone from families and retirees, to young professionals and vacationers. A 32-mile long barrier island located south of and running parallel to Long Island, New York, Fire Island is almost entirely automobile free, with access to the island possible only by way of a ferry, water taxi or private boat. Fortunately, the island is very easily navigated via bicycle or on foot.
The island maintains more than 101 miles of coastline, and is home to a historically registered, 180-foot lighthouse that offers panoramic views of Fire Island, Long Island, and the New York City skyline. The area is also home to the Sunken Forest, located in the Sailor's Haven nature preserve, which offers more than 40 acres of wildlife and foliage, some of which is estimated to be well over 200 years old. Fire Island was dubbed by USA Today as one of the best beaches within close proximity to Manhattan. Celebrities including Tina Fey, Mel Brooks and Calvin Klein are known to vacation there.
