Pioneer Realty Capital, LLC arranges loan to recapitalize the Summit Point Office building located in Austin, TX

ARLINGTON, Texas, Aug. 1, 2018 /PRNewswire/ -- Pioneer Realty Capital, LLC, a leading Texas-based Commercial Mortgage Intermediary and Non-Bank Lender specializing in debt and equity transactions, has closed a $3,200,000 loan to refinance and recapitalize the Summit Point Office building located in Austin.  The loan was successfully negotiated and arranged with an international investment banking firm that specializes in providing long-term fixed rate debt structures for multi-tenant office buildings.  

The sponsors acquired the property in mid 2016 as an underperforming asset with a plan to resolve deferred maintenance issues and to re-tenant the property.  The sponsors approached Pioneer Realty Capital to inquire about the possibilities of recapitalizing the asset for the purpose of repatriating capital to investors.  Additionally, the sponsors needed a hedge against interest rate inflation. 

The Pioneer Realty Capital, LLC team prepared a detailed "Offering Memorandum" highlighting the economic benefits of this investment and subsequently received multiple offers from competing debt funds.
