The LEED rating system, developed by the U.S. Green Building Council (USGBC), is the nation's foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance.

The Hamilton Partners 22-story office tower at 222 Main Street, which houses Phillips Edison's office, is LEED Gold certified and was designed by the internationally acclaimed architectural firm of Skidmore, Owings and Merrill and done so to the highest level of environmental standards. Additionally, local architects, GSBS Architects, who have been at the forefront of sustainable design for more than three decades, designed Phillips Edison's office.
Phillips Edison achieved LEED Silver certification for implementing practical and measurable strategies and solutions aimed at achieving high performance in the six LEED categories: Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, Indoor Environmental Quality, and Innovation in Design. The following highlights some of the office's eco-friendly achievements:
- Building materials with recycled content were used throughout the building office.
- Lighting and mechanical systems offer comfort by providing natural light, clean air and thermal comfort, and are controlled by motion and sound sensors.
- Designers focused on re-using existing office furniture materials and decorative glass to provide a pleasant environment within the new first class office.
- ENERGY STAR-rated equipment and appliances equal to 77 percent, by rated power, have been installed.
- Doors were manufactured using Forestry Stewardship Council (FSC) certified wood.
