LEMOYNE, Pa., Oct. 21, 2026 /PRNewswire/ -- The Pennsylvania median home price declined while housing inventory grew in September, according to the latest housing report prepared for the Pennsylvania Association of Realtors®.
The state's median home sales price fell 4.5% in September to $315,000 compared to the previous month, and it was up 6% year over year.
Listings rose 1.6% month over month, with 46,549 listings on the market in September. They dipped about 2% compared to the same time the previous year.
Home sales were down 10% in September, with just over 10,260 sales, compared to 11,451 last month. Sales were down nearly 9.5% compared to September 2025, when 11,345 sales were recorded.
"Lower home prices and rising inventory may signal a shift toward a more balanced housing market, creating new opportunities for buyers while giving them more options to consider," said PAR's 2026 President David Dean, a Realtor® with Howard Hanna Real Estate Services in the Pittsburgh region. "The higher mortgage rates the market has seen recently can affect buyers' purchasing power by increasing monthly payments and making affordability more challenging. Buyers who understand their budget, explore their financing options and work with a Realtor® can identify opportunities in today's market and make informed decisions."
"For sellers, increased competition means that pricing their homes strategically is more important than ever. Working with a Realtor® can help consumers understand the changing market conditions," he added.
The Pennsylvania Association of Realtors® is a trade/professional association that serves more than 38,000 members in the commonwealth of Pennsylvania.
