Madison Realty Capital Acquires 29 Ryerson in Brooklyn Tech Triangle for $45 Million
Company Plans to Convert Vacant Warehouse Loft into Creative/Tech Office Space
NEW YORK, March 4, 2015 /PRNewswire/ -- Madison Realty Capital (MRC), an institutionally backed real estate investment firm focused on real estate equity and debt investments in the middle markets, announced they have acquired 29 Ryerson Street, a vacant eight-story loft property. The building is located in the Wallabout/Clinton Hill section of Brooklyn, New York, across the street from the Brooklyn Navy Yard. MRC was able to acquire the property in an off-market transaction based on a direct relationship with the seller by structuring a deal which provided the prior fee owner an opportunity to participate in future upside in the property.
The approximately 215,000 square-foot property, which was built in 1951, was most recently being utilized as a storage warehouse. MRC intends to renovate the vacant building into Class A office space for creative/technology clients and pursue a leasing strategy focusing on tenants seeking attractive office space at more affordable rates than neighboring locations such as DUMBO. The eight-story property features ceiling heights in excess of 15 feet and exposures on three sides, providing great light and air throughout the entire floorplate. With 440 feet of frontage on Ryerson Street and 110 feet of frontage on Flushing Avenue, the property also benefits from the growing retail in the area. The neighborhood has seen considerable growth recently with the arrival of high-profile tenants with long-term lease signings.

The property is also within the celebrated Brooklyn Tech Triangle, an area encompassing downtown Brooklyn, DUMBO, and the Brooklyn Navy Yard, which continues to attract the city's top digital and technology companies.
