CHARLOTTE, N.C., Sept. 28, 2011 /PRNewswire/ -- Average mortgage rates have remained stable, while lowest rates have slipped week-over-week according to the LendingTree Weekly Mortgage Rate Pulse, which tracks the lowest and average mortgage rates offered by lenders on the LendingTree network.

On September 27, average home loan rates offered by LendingTree network lenders were 4.34% (4.51% APR) for 30-year fixed mortgages, 3.65% (3.91% APR) for 15-year fixed mortgages and 3.22% (3.38% APR) for 5/1 adjustable rate mortgages (ARM).
On the same day, the lowest mortgage rates offered by lenders on the LendingTree network were 3.50 percent (3.62% APR) for a 30-year fixed mortgage, 2.875 percent (3.11% APR) for a 15-year fixed mortgage and 2.50 percent (3.03% APR) for a 5/1 ARM, marking a new low for 30-year fixed mortgage rates.
"The spread between average and lowest rates are at an all-time high," says Doug Lebda, Chairman and CEO at LendingTree. "We're seeing about an eighty-four basis point difference between the average rate and lowest rates offered, the largest spread since LendingTree began tracking the data. That's about a $125 difference in monthly mortgage payments on an average home loan, or $1,500 per year that borrowers could be saving on their mortgage payments. With 30-year fixed rates dipping to record-breaking lows and these spreads showing continued signs of growth, borrowers could be passing up significant savings if they settle for the first offer they receive. "
Below is a snapshot of the lowest mortgage rates for a 30-year fixed loan offered by lenders on the LendingTree network, as well as average loan-to-value ratios and negative equity by state.
