Kauhale Health Acquires Former Pines at Bluffton, Plans $5 Million Memory Care Redevelopment

Kauhale Bluffton to Become Dedicated Memory Care Community Serving the Lowcountry

WESTERVILLE, Ohio, Sept. 30, 2026 /PRNewswire/ -- Kauhale Health ("Kauhale") has completed the acquisition of the former Pines at Bluffton, a vacant and delicensed assisted living and memory care community in Bluffton, South Carolina, and plans to invest more than $5 million to transform the property into Kauhale Bluffton, a dedicated memory care community serving up to 50 residents.

The redevelopment will include significant capital improvements, relicensing and repositioning of the former 61-unit assisted living and memory care property, which originally opened in 2000. Renovation work is expected to take place over the next year.

When complete, Kauhale Bluffton is planned to become the market's only community dedicated exclusively to memory care, creating a specialized living environment for individuals experiencing memory loss and the families who support them.

Located on more than three acres within two miles of Bluffton's historic one-square-mile area, now known as Old Town, the property sits between Interstate 95 and Hilton Head Island.

Bluffton has emerged as one of the Lowcountry's significant growth and retirement markets. The town's population increased by more than 120% between the 2010 and 2020 censuses, and the community has a larger senior population and higher household incomes than national averages.

The acquisition marks Kauhale's fifth acquisition in four years and represents another step in the company's broader senior living investment, brand and management strategy.

Kauhale Healthcare Real Estate, an affiliate of Kauhale Health, sponsored the acquisition. Investor and Common Member equity will capitalize the special purpose entity that will own the legal entities responsible for the real estate and community operations. Kauhale Healthcare Management, Kauhale's management company, will manage Kauhale Bluffton.

The project builds on Kauhale's strategy of acquiring, investing in and operating senior living communities where the company believes it can create meaningful value through real estate investment, operational expertise and a resident-centered approach.
