International Process Plants site wins 2016 Brownfield Redevelopment Site Award in England
PRINCETON JUNCTION, N.J., Dec. 14, 2016 /PRNewswire/ -- IPP purchased the site and was eager to create another success at the fatty acid manufacturing complex. IPP acquired the former Croda Chemical Corporation site including the process units and real estate in 2009, shortly after the site was shut down, relieving the previous owner from the efforts and expense it takes to sell or demolish and environmentally clean a no longer needed plant site.
International Process Plants recognized value in the site including the processes and land and launched a marketing campaign to relocate the plant. Eventually shifting focus to re-selling the various processing units that made up the site processes fatty acid plant (Glycerin, Esters, Sorbitan Ester, Triglyceride Triacetin) and felt that the sale of the assets would defray the costs of rezoning and initial development activities. During this marketing period, several of the processing units and assets were moved on to plant sites of quite a few different companies located in the region, Europe, U.S.A. and other parts of the world.
In 2011, while IPP's sales and marketing teams were finding new owners and uses for the remaining process units and equipment, our re-development team started a plan to change the site from a 30 acre industrial use site to a 30 acre brownfield mixed use redevelopment site.
Today, only selected buildings including the historic clock tower building that dates back to 1800's remain at the site.
Our redevelopment plan had to contend with the legacy of contamination from 160 years of industrial use. IPP hired local respected environmental companies to undertake comprehensive remediation of the site.
The award winning plan designed by local architects Ainsley Gommon includes creating a mixed use development to promote diversity for people to live, work and enjoy their recreation.
