- Water pressure regulator – A home's water pressure is likely to be checked as part of an inspection. If the pressure reading is too high or too low, that can be indicative of a larger (and costlier) problem.
- Leaking pipes – If the home has a crawl space, it can be relatively easy to check the plumbing. If pipes are leaking, that can be a huge red flag. Depending on the age and material of the pipes, fixes may range from a quick patch to whole replacement.
- Type of piping used – Some older homes are plumbed with piping and/or fittings that aren't compatible with modern building codes, have been recalled or had class-action law suits filed against the manufacturer. Buyers may request these pipes be replaced as part of the sale contract.
"Every situation is going to be different, but if you're selling your home, you want to be in the best position to sell for the most money," Hart said. "A new water heater may not be what brings in offers, but one that's out-of-repair can definitely keep buyers from following through on a purchase."
