Firestone Partners and Matterhorn Venture Partners Acquire Multi-Tenant Industrial Property in Marietta, GA

ATLANTA, Sept. 30, 2026 /PRNewswire/ -- Firestone Partners ("Firestone") and Matterhorn Venture Partners ("MVP") are pleased to announce the acquisition of a 14,400-square-foot, six-suite small-bay industrial building at 4710 Ecton Drive in Marietta, GA, within the supply-constrained Woodstock/Canton submarket of North Atlanta. It is the partnership's second acquisition in the Atlanta industrial market, following 1717 Koppers Road in Conley, GA.

Built in 1986 on 1.27 acres, the property offers 16-foot clear heights, a drive-in door for each suite, and direct access to the I-75/I-575 corridor. Firestone sourced the building off-market from a local family that had owned it for nearly 40 years. Concurrent with closing, the partnership executed a new lease for the building's two vacant suites, delivering 100% occupancy at closing.

The business plan includes a targeted capital program, including a roof replacement, interior and exterior paint, white-boxing of the warehouse, minor office upgrades, and deferred maintenance. These improvements will modernize the building and enhance its long-term marketability.
