Community Impact Newspaper to make $2.5 million investment to construct a 16,000-square-foot building at 130 Commerce Center, located near the intersection of SH 130 and Pecan Street.

PFLUGERVILLE, Texas, Dec. 19, 2012 /PRNewswire-USNewswire/ -- The Pflugerville Community Development Corporation (PCDC) today announced that in a joint meeting on Dec. 18, the PCDC Board of Directors and Pflugerville City Council approved an agreement to sell 5 acres of land at a discount to Community Impact Newspaper. The PCDC will also provide moving and development expenses to the company.

Community Impact plans to construct an approximately $2.5 million 16,000-square-foot, one-story office building at 130 Commerce Center, a 160-acre master-planned development located at the southwest corner of SH 130 and Pecan Street in Pflugerville. Community Impact will be considered an anchor tenant.

Community Impact co-founder and Publisher John Garrett said he hopes to complete construction and move his 60 Pflugerville employees to the new offices by the end of next year. Aday & Associates will be the general contractor for the project.

With 13 editions distributed to various communities around the state, the company employs approximately 90, with additional offices in the Dallas/Fort Worth and Houston metro areas.

Garrett said 130 Commerce Center provides immediate access to SH 130, and easy access to SH 45 and IH 35, allowing him and his staff to travel throughout the Austin metro area and beyond quickly and easily.

The PCDC launched 130 Commerce Center in October. Several developers are contributing to the project as the PCDC oversees development and sells tracts of land. While clean energy companies are a primary target, various types of industrial, office and retail tenants are anticipated.

This fall, the PCDC announced that EIEIO, Inc., with 30 employees and offices in Austin and New York, will relocate its corporate headquarters from Austin to Pflugerville next year. Civil engineering firm Renewable Resource Consultants LLC also plans to construct a 6,000-square-foot office/flex building. Developers broke ground in November on the first of six 120,000-square-foot light industrial/flex buildings, called "Pecan 130 Business Park" at 130 Commerce Center.

The PCDC bought the 160 acres to develop the site as a mixed-use development in 2008. Commercial real estate firm Don Quick & Associates, Inc. was later hired by the PCDC to help market and sell the land at 130 Commerce Center.
