BOSTON, March 30, 2017 /PRNewswire/ -- DebtX, the largest marketplace for loans, said today that prices of commercial real estate loans underlying CMBS increased in February.
During the month, the estimated price of whole loans securing the CMBS universe increased to 98.2% at the end of February from 97.1% at the end of January 2017.
"The February rise in CMBS loan prices was due to a decrease in base market spreads and a decline in Treasuries," said DebtX Managing Director Will Mercer.
As of the end of February, DebtX priced $981 billion in commercial real estate loans that collateralize U.S. CMBS trusts. From last month, median adjusted the loan-to-value remained at 58%, and the median debt service coverage ratio remained at 1.51. The median estimated loan yield decreased to 4.3%.
