BOSTON, Jan. 24, 2018 /PRNewswire/ -- DebtX, the largest marketplace for loans, said today that prices of commercial real estate loans underlying CMBS increased in December.
During the month, the estimated price of whole loans securing the CMBS universe increased to 97.6% from 96.9% at the end of November 2017. Prices were 97.7% in December 2016.
"The December rise in loan prices in the CMBS universe was due to flattening Treasuries and a tightening in base market spreads," said DebtX Managing Director Will Mercer. "For the full year 2017, CRE loan prices remained steady."
As of the end of December, DebtX priced $1.14 trillion in commercial real estate loans that collateralize U.S. CMBS trusts. From last month, the median adjusted loan-to-value remained at 58%, and the median debt service coverage ratio was unchanged at 1.52. The median estimated loan yield increased to 4.4%.
