DCT Industrial Trust Inc.® Acquires Bulk Distribution Facility in Baltimore

DENVER, Sept. 13 /PRNewswire/ -- DCT Industrial Trust Inc. (NYSE: DCT), a leading industrial real estate company, today announced it has acquired a well-located and fully leased bulk distribution facility comprised of two buildings in Baltimore, Maryland totaling over 323,000 square feet.  The acquisition price of $13.8 million, or $43 per square foot, is significantly below our estimated replacement cost and is projected to generate a cash yield of 9.1% in the first year.  

Located at 6200-6300 Beckley Street, the facility is 100% leased to three tenants and increases DCT Industrial's portfolio within the Baltimore-Washington, D.C. market to 2.1 million square feet in eighteen buildings.  The facility is in close proximity to the Port of Baltimore and is conveniently accessible from I-95, I-83 and I-70, providing a desirable location with regional access to the Mid-Atlantic.
