Builder Sentiment Rising In Naples, Florida
Kitson & Partners to Begin Development at Talis Park
NAPLES, Fla., June 18, 2012 /PRNewswire/ -- Builder sentiment is rising in Naples, Florida with a number of residential developments that were once in a holding pattern, now set to take off. Kitson & Partners today announced that Paradise Homes of Sarasota will soon break ground on the first neighborhood of Talis Park, formerly known as Tuscany Reserve, a new 461-acre country club community centered on Naples' acclaimed Norman & Dye golf course.
Marking the first new construction at the golf club community in five years, Paradise Homes of Sarasota is the first builder to be selected as part of developer Kitson & Partners' builder program at the community, which calls for the development of 585 custom and semi-custom homes along with a new clubhouse and village center.
"Large scale developments like Talis Park spur job growth amongst numerous local industries. As overall inventory continues to drop in Naples, down 13% from last year, the timing for new construction is especially ripe," said Milton Flinn, Talis Park's Chief Operating Officer. "We are eager to begin the first phase of our construction and cement a foundation for job creation with our builder partners in Southwest Florida."
In addition to bringing more construction jobs to the local economy, new home production in communities like Talis Park also generate jobs in industries where lumber, concrete, lighting, heating and cooling equipment and other products for a home are manufactured.
Each new home built creates an average of three new jobs a year and generates about $90,000 in tax revenue, according to the National Association of Home Builders. Talis Park anticipates that over the course of the next ten years its development will contribute to the creation of 1,700 jobs.
Conceived as one of the finest golf club communities in the country, Talis Park was purchased in 2011 at a fraction of its original cost. Kitson & Partners has spent more than a year creating a bold new vision to redefine the Naples country club experience into a contemporary interpretation of the 'good life' with an inspired new clubhouse and a diverse architectural palette for the community.
This spring, Talis Park and its builder partners will construct three refreshingly distinct home collections with a variety of authentic Mediterranean architectural styles. Offering free-flowing indoor/outdoor living spaces, the homes will overlook the water or championship golf course with prices ranging from $700,000 to $2 million plus.
Fairgrove, the first of three new neighborhoods to be introduced at Talis Park within the next several months, will offer homes between 3,000 and 3,600 square feet and prices beginning at $1.1 million. Paradise's Fairgrove model home is anticipated to open this winter.
All three of Talis Park's new neighborhoods will offer magnificent views and showcase an inviting network of meandering trails and pathways leading to the Vyne House, the village center and social heart and soul of the community. Vyne House will encourage residents and guests of Talis Park to enjoy an active, health-oriented lifestyle with its lively interplay of breezy terraces, courtyards and open living areas.
Talis Park, located at 16990 Livingston Road, is poised to become one of Florida's premier luxury golf and residential destinations.
