Black Knight Financial Services' "First Look" at October Mortgage Data: Delinquency Rate Falls to Seven-Year Low

- Prepayments (historically a good indicator of refinance activity) increase for first time since July
- Foreclosure inventory down over 33 percent from last year to lowest level since February 2008
- Foreclosure starts decline by more than 10 percent in October; down 31 percent year-over-year
- Inventory of non-current loans drops more than 800,000 from last year
The Data and Analytics division of Black Knight Financial Services reports the following "First Look" at October 2014 month-end mortgage performance statistics derived from its loan-level database representing approximately two-thirds of the overall market.
Total U.S. loan delinquency rate (loans 30 or more days past due, but not in foreclosure): 5.44%
Month-over-month change: -4.14%
Year-over-year change: -13.43%
Total U.S. foreclosure pre-sale inventory rate: 1.69%
Month-over-month change: -3.93%
Year-over-year change: -33.50%
Total U.S. foreclosure starts: 81,400
Month-over-month change: -10.55%
Year-over-year change: -31.48%
Monthly Prepayment Rate (SMM): 0.98%
Month-over-month change: 3.61%
Year-over-year change: -3.89%
Foreclosure Sales as % of 90+: 2.03%
Month-over-month change: 12.83%
Year-over-year change: -11.46%
Number of properties that are 30 or more days past due, but not in foreclosure: 2,759,000
