Archwest Capital Completes Third Rated RTL Securitization in Less Than 12 Months, Bringing Total Issuance to $875 Million

Latest $300 million transaction attracts more than $1 billion in investor interest as Archwest expands institutional investor base and establishes programmatic issuance platform

IRVINE, Calif., Sept. 30, 2026 /PRNewswire/ -- Archwest Capital ("Archwest"), a leading private lender to residential real estate investors nationwide today announced the closing of Archwest Mortgage Trust 2026-RTL2, a $300 million rated securitization backed by residential transition loans ("RTLs"). Archwest is backed by Bain Capital.

The transaction marks Archwest's third rated RTL securitization in less than 12 months, bringing aggregate issuance across the program to $875 million and establishing Archwest as a programmatic issuer in the RTL securitization market.

Archwest Capital provides business purpose financing secured by residential, multifamily and mixed-use properties, offering a diversified suite of loans, including fix and flip, bridge, construction, rental and multifamily, to help meet the nation's growing housing needs.

Investor demand for Archwest 2026-RTL2 was strong across the capital stack. The transaction was oversubscribed and generated more than $1 billion of investor interest, while adding new institutional investors to Archwest's capital markets platform.

Archwest 2026-RTL2 is backed initially by 218 residential transition loans with an aggregate principal balance of approximately $217.3 million, along with approximately $98.5 million in the accumulation account.

The transaction utilizes a two-year revolving structure that allows principal repayments from underlying loans to be reinvested into newly originated collateral, providing Archwest with continued funding capacity during the reinvestment period. The structure follows Archwest's prior rated transactions, including its inaugural $300 million 2025-RTL1 securitization and its $275 million 2026-RTL1 transaction.

Performance across the securitization program has remained strong. Morningstar DBRS has cited solid historical performance, historical paydowns and payoffs, robust pool composition and structural enhancements among the credit strengths of Archwest 2026-RTL2.

Archwest's inaugural 2025-RTL1 transaction has now also fully revolved, with approximately $300 million of principal repayments reinvested into new collateral within the program's first year. The revolving structure was designed to allow loan payoffs to be redeployed into new assets, increasing the efficiency and scalability of Archwest's funding platform.
