The Montrose Residences in DC's Georgetown Are Over 75% Presold
Three-Year Renovation of Former Home for the Blind Nears Completion
WASHINGTON, Jan. 14, 2014 /PRNewswire-USNewswire/ -- A historic building in the heart of Washington, DC's Georgetown neighborhood, formerly the Henry and Anne Hurt Home for the Blind, now houses some of the city's most exciting new condominium residences. And months before renovations were finished, some of the condos were purchased sight unseen.
"Over 75 percent of the elegantly renovated condominiums at The Montrose Residences were pre-sold, with prices beginning at $1.65 million," said Lynn Hackney, President of Urban Pace, the exclusive sales and marketing company for The Montrose Residences. "This stunning historic renovation provides a once-in-a-lifetime opportunity for people to put down roots in the neighborhood that has housed presidents and world leaders for over a century." Argos Group and Potomac Investment Properties are now putting the finishing touches on a gut renovation that began in 2010, and several residents have already moved in.
Originally built in 1897, the four-story Georgian structure at 3052 R Street, NW became the Henry and Anne Hurt Home for the Blind in 1916. After the Hurt Home closed in 1987, the District of Columbia government acquired the property and used it to house foster children. By 2005, most foster children were being placed in family homes rather than institutional settings.
Sorg Architects of Washington, DC designed airy, modern two- and three-bedroom condominiums with window openings designed for the original floor plan. "The Montrose Residences are unique," remarked Hackney. "Some are flats, some have two floors, and a few have their own private elevators. You might find a large window in a smaller room such as a bathroom, but these non-standard elements add to the building's charm."
Upscale finishes at The Montrose Residences include six-inch plank white oak flooring, recessed lighting, Thermador stainless steel appliances, white Carrara marble countertops, solid cherry and maple cabinetry with under-cabinet lighting, and Electrolux washers and dryers. Luxurious bathrooms feature limestone walls, floors, and shower floors along with Waterworks fixtures. Each residence is allocated two private off-street parking spaces and many feature a private balcony. The upper levels offer expansive views of historic Georgetown and the Potomac River.
The Montrose Residences' unparalleled location is directly across the street from the historic Dumbarton Oaks mansion and gardens, and a short walk from the recently rebuilt and expanded "social" Safeway on Wisconsin Avenue. Also within easy walking distance are over 500 shops, restaurants, art galleries, hotels, and service establishments, along with the stately homes and tree-lined cobbled streets that give Georgetown its singular sense of place.
