On July 3, 2014, Chesapeake Lodging Trust announced that it has successfully refinanced its $60.0 million term loan secured by the 122-room Holiday Inn New York City Midtown and the 185-room Hyatt Place New York Midtown South, which matured on the aforesaid date. According to the Company, the term loan was refinanced with a new 10-year, $90.0 million fixed-rate mortgage loan secured by the two hotels, and was provided by Goldman Sachs Mortgage Company. The loan, which carries a 4.30% per annum fixed interest rate, requires interest-only payments for the first two years and principal and interest payments thereafter based on a 30-year principal amortization. Columbia Property Trust, Inc. Analyst Notes
On July, 1 2014, Columbia Property Trust, Inc. (Columbia Property Trust) announced its completion of the sale of three separate office buildings for total proceeds of $88.5 million in cash. According to the Company, the transactions include: the sale of 247,624-square-foot Class-A office property at 7031 Columbia Gateway Drive to MICROS Systems, Inc; sale of 128,296-square-foot-Class-A Sun Trust Building at 200 South Orange in Orlando, FL to Susquehanna Holdings, LTD; and sale of the previously vacant 240,274-square-foot Class-B office property at 160 Park Avenue in Florham Park, NJ, to Automatic Switch Company. Commenting on the transactions, Nelson Mills, President and CEO of Columbia Property Trust, said, "Consistent with our previous asset recycling activity, these transactions continue to improve the overall performance and quality of our portfolio by reducing our exposure to single-tenant and suburban assets and tightening our market concentration, from 16 to 15 total markets."
