Signs of Homebuilding Industry Maturation at PCBC
CHICAGO, July 2, 2012 /PRNewswire/ -- At this year's Pacific Coast Builders Conference, there were signs of the homebuilding industry growing up. It seems the past several years have made an impression on companies in the industry. Exhibits were a little less flashy. Parties were a little less over-the-top. Drinks after dinner were more likely to have a metal cap than an expensive cork. Design presentations have sobered, with the excesses of the past replaced by trends like multigenerational housing, flex-garages, and high-density detached cottages. There seems to have been an overall greater sense of, well ... sensibility.
Maybe one of the most obvious signs of this maturation was an announcement on the first day of the event that long-time leading real estate company, Windermere Real Estate has partnered with new home sales leader New Home Star to offer specialized builder sales solutions through their established general brokerage network.
Windermere Builder Solutions CEO Edward Krigsman said, "We've heard from many builders that they are considering the most effective and efficient way to market and sell their homes. They're challenging the preconceived ideas of outsourcing. They appreciate the job our agents do on the buyer side, and they have challenged us to show them how our agents can help them further with listing their new homes."
It seems builders and developers are finally challenging the traditional preference for an in-house sales team and considering other viable alternatives. The partnership between New Home Star and Windermere is particularly interesting, as both companies are the leaders in their respective spaces and may offer builders the desirable arrangement of outsourcing while maintaining the level of quality and control that every builder needs in their frontline sales efforts. Windermere has over 7,000 agents in the Western U.S., and New Home Star is working with dozens of homebuilders spanning the geography of North America.
New Home Star President David Rice said, "We're so excited to have Windermere as our partner. They inherit our unrivaled expertise in new home sales management and we benefit by accessing their extraordinary group of agents. We can scale this solution across the entire region to effectively serve builders."
As the industry came together and looked forward, there was excitement in the air. Many lessons have been learned in recent years, and builders appear ready for change. The alliance between New Home Star and Windermere is evidence of that sentiment. Maybe a little maturation is all the industry needed.
