Significant Potential Development Opportunity Near Jacksonville, Florida To Sell At Auction Without Reserve To The Highest Bidder On November 13th
Concierge Auctions and Sotheby's International Realty to sell 364-Acre ranch with investment potential to subdivide and construct more than 700 homes as part of a proposed development
GREEN COVE SPRINGS, Fla., Oct. 19, 2012 /PRNewswire/ -- A 364-acre ranch estate with development potential to construct over 700 homes as part of the area's future Asbury Development, located just 30 minutes south of Jacksonville near the growing Fleming Island community and the pristine sands of Ponte Vedra Beach, will sell Without Reserve at auction on November 13th. Originally listed for $5.3 million, the ranch has roads approved that connect the property to the proposed development. The auction sale will include a 7,798-square-foot furnished main residence and property rich with turkey, deer and other wildlife. Luxury real estate auction firm Concierge Auctions will handle the sale of 2920 Russell Road, also known as Anabelle Island, in cooperation with Beverly Brandenburger, Gayle Washnock and Newman Rossie of Manormor Sotheby's International Realty.
"There are so many possibilities for this property. It could be used as hunting lodge, a family home, a farm, a corporate retreat or an equestrian facility. There is also the potential for development of a new subdivision, which the property is poised for," Brandenburger stated. "Only 10 years old, the ranch has been immaculately cared for and will not only sell fully furnished, but the sale will also include tractors and other farm equipment."
As part of the planned growth corridor south of Jacksonville, a development agreement approved by Clay County in 2008 permits development of the property for 773 homes, under conditions provided in the agreement. Anabelle Island lies within Clay County's 30,000-acre Lake Asbury Master Plan, created as a response to long-term growth in the Northeast Florida area.
Constructed in 2002, Anabelle Island is a private enclave tucked in the woods at the end of a nearly mile-long graded sand and limestone drive. Inside the main home is a massive Georgia stone fireplace that serves as its centerpiece. The property contains five bedrooms, five full bathrooms, a custom cook's kitchen and a spiral staircase that leads to a loft area with a pool table. The living room overlooks a 5.41-acre spring-fed lake, which is stocked with bass, bream, carp and catfish. Also outdoors is a screened-in, lakeside veranda with rocking chairs and hammocks; two natural artesian wells, one of which supplies the home and the other which is used for land maintenance, including the pond; and a stone deck runs inside out to the infinity pool, spa and outdoor kitchen. Adjacent to the main house is a three-car garage with a 1,100-square-foot-plus, heated and cooled storage space above the parking, ideal for guest space or an extra amenity like a media room. A separate four-car garage is at the end of the paver motor court. Directly across from the front of the home is an 18-acre pasture used for baling hay. Fully fenced, other amenities include a large functional barn with tractor and other farm equipment included. Wildlife abounds, with hunting stands spread throughout the property.
"Anabelle Island is a secluded oasis, yet has access to big city amenities minus the hassles of big city living. Sitting inside such a lavish and serene home, overlooking the private lake, is something that should be experienced first-hand," stated Laura Brady, President of Concierge Auctions. "We encourage all interested parties to get involved for the chance to own a private retreat at your bid price. Being such a versatile property, including the rare and exciting potential to build more than 700 homes as part of a future development, we're certain the new owners will find exactly what they're looking for."
Located in the heart of Northeast Florida, Anabelle Island is located just five minutes from Green Cove Springs, named after the portion of the St. Johns River upon which the city is built. St. Johns River is the longest river in Florida and one of the few in the United States that flows north. The river bends at the Green Cove Springs, and the area is sheltered by trees that are perennially green. Ponte Vedra Beach is a 45-minute drive and an ideal location to surf, swim, wind surf, fish and water ski. Jacksonville is just 26 miles north, where museums, galleries, nightclubs and top-rated restaurants abound. Savannah, Georgia is also a popular getaway for residents, located just a three-hour scenic drive north.
The auction of Anabelle Island will be conducted live on November 13th. A 2.25% commission is offered to the buyer's representing broker. The property will be open daily from 1 to 4 p.m. and by appointment. See Auction Terms and Conditions for full details. For more information, call 877-762-9436 or visit GreenCoveAuction.com.
