Pennrose Property Receives National Green Housing Recognition
Neston Heights Senior awarded prestigious LEED Silver Certification
PHILADELPHIA, Oct. 16, 2012 /PRNewswire/ -- Neston Heights Senior, a Pennrose property in Easton, Pa., was recently awarded the Leadership in Energy and Environmental Design (LEED) Silver certification for its cost-effective and efficient development. LEED distinction is made by the U.S. Green Building Council (USGBC), a non-profit organization devoted to increasing the use of sustainable and green building practices across the country.
The Housing Authority of the City of Easton began a partnership with Pennrose in 2007, which led to Neston Heights Senior, previously known as Delaware Terrace, being rebuilt due to physical deterioration, lack of air conditioning, presence of asbestos containing materials, and crime. Wallace Roberts & Todd, Harkins Builders, and T&M Associates also worked in conjunction with Pennrose to design and build the senior living community, which also meets Pennsylvania Housing Finance Agency's Green Building and Energy Star criteria.
The development features green initiatives such as:
- Strict erosion control to keep topsoil on site
- Drought tolerant and native plants, which reduces the demand for irrigation, chemical fertilizers, and pesticides
- Chemical-free pest proof screens on vent penetrations
- EPA Watersense Labeled toilets that use 20% less water per flush and have passed federal tests for quality and effectiveness
- Computer modeled homes that predict the amount of energy a home will consume in an average year
- A construction waste management plan and recycling specialist to sort through project waste
- Recycled and locally manufactured carpet
- USGBC low-VOC standard paints and adhesives
"One of our main goals when redeveloping Delaware Terrace into Neston Heights Senior was to create sustainability and durability for long-term residence by making our new homes better not only for the tenants but also for the environment," said Pennrose Development President, Mark H. Dambly.
To qualify for the LEED certification, points were given in the following categories: sustainable sites, water efficiency, energy and atmosphere, materials and resources, indoor environmental quality, innovation and design process, and regional priority credits. The certification level was granted based upon the number of points earned in total.
