OCALA, Fla., Sept. 3 /PRNewswire/ -- Commercial Property Services, Inc., licensed real estate broker, offers comparable market sales information for property tax purposes. CPS is a widely recognized authority on administrative appeals before Florida Value Adjustment Boards (VAB). Knowing what is used in the VAB process is critical. For a non-refundable $200 fee, CPS now prepares information for Florida real estate taxpayers that they can use themselves.
The information is compiled in a spreadsheet of sales which closed during the period used by property assessors for assessment purposes. While also available on government web sites at no cost, public information often requires a one-at-a-time search, and often is not as detailed as the data provided by CPS.
Covering 39 counties, and different from comparables used by real estate agents in transactions, CPS information includes parcel id numbers, alternate keys if used by the jurisdiction, street addresses where assigned, how the property is classified, ages of many buildings, sizes of buildings and land as used by the property appraiser, sales by appropriate date and price paid, the name of the owner or taxpayer of record, and may include some location or construction details. The information CPS provides can be as specific as all properties on a street, in a sub-division, or all properties within a classification county-wide.
Now is when assessments are published, and taxpayers are given limited amounts of time to file appeals with the VAB. CPS information helps homeowners and small business owners decide whether they should appeal. The data also can be used by taxpayers who file their own Value Adjustment Board petitions and need this kind of detail for their evidence packages.

CPS spreadsheets, which can be as few as 1 property or as large as 5000 properties, depend upon the type of property and how active the market was during the assessment period.
