Hammond Residential Real Estate Announces Top 2016 Sales to Date
CHESTNUT HILL, Mass., July 12, 2016 /PRNewswire/ -- Saul B. Cohen, President and Co-founder of Hammond Residential Real Estate, with eighteen office locations in and around Greater Boston, recently announced the firm's top sales for the first half of 2016.
According to Multiple Listing Service Property Information Network (MLSPIN) data, Hammond's top single-family transactions conveyed in Brookline and Newton, and the top condominium transactions occurred in Cambridge and Boston. A multi-family transaction in the South End and a land sale in Brookline also set 2016 records for the firm.
Eileen Strong O'Boy of Hammond Residential Real Estate's Chestnut Hill office represented the seller client in connection with the $5,500,000 sale of 21 Cedar Road in Brookline, a 6,958 square foot Bauhaus-style residence, circa 1936, featuring seven bedrooms, seven full bathrooms, and one half-bathroom. The residence, which was renovated and re-adapted in 2016 to accommodate modern living in a luxurious setting, was designed by renowned American architect Hugh Stubbins, designer of numerous worldwide landmark buildings including the Ronald Reagan Presidential Library in Simi Valley, California, the Citigroup Center in New York City, and the Federal Reserve Bank in Boston.

Brokered by Hammond Cambridge agent Bonny Lamb, the residence sold for an impressive $1.1 million dollars over the asking price.
Featuring direct elevator access and 2,170 square feet of luxurious space, Penthouse 1105 includes three bedrooms, three full bathrooms, and one half-bathroom. Leonard DeSautels of Hammond Residential Real Estate's Back Bay/Beacon Hill office represented the buyer client in the $5,450,000 sale of a unit at 244 Marlborough Street in Boston, a spectacular penthouse duplex residence, circa 1882, that was redeveloped by Boston Property Development, LLC in the desirable Back Bay neighborhood. The unit features 3,100 square feet of living area with three bedrooms, two full bathrooms, and one half-bathroom. The residence also includes a private roof deck and two deeded parking spaces.
The Hammond South End team of John Ranco and Joe DeAngelo represented both sides of the $3,320,000 sale of 7 Columbus Square in the South End, a dramatic five story, 4,240 square foot multi-family row house, circa 1900, located across from historic Harriet Tubman Square. The building, which is comprised of fifteen total rooms, including six bedrooms, five bathrooms, and one half-bathroom, features an owner's penthouse duplex, two one-bedroom floor-through units, and a studio residence. Lovely architectural details such as high ceilings, marble fireplaces, and elegant woodwork can be found throughout the building, which also features an exterior balcony and deck. The sale of 7 Columbus Square also represents the top multi-family South End sale to date in 2016.
Lastly, the significant $4,740,000 sale of a parcel of land located at 0 Crafts Lane in Chestnut Hill's North Historic District was brokered by the Hammond team of Erin Baumgartner and Pauline Ho Bynum. The parcel consists of five shovel-ready lots ranging in size from 12,219 square feet to 28,756 square feet. Included in the sale were architectural plans by well-known local architect Jan Gleysteen for residences ranging in size from 3,820 square feet to 8,627 square feet. The parcel is located in the desirable Heath School district and is close to numerous restaurant, retail, and transportation options, including Route 9 and the MBTA Green Line.
