Developer Leases More Than 17,000 Square Feet of Space in Downtown Manhattan
NEW YORK, Feb. 22, 2011 /PRNewswire/ -- Rubin Schron, founder of commercial and residential developer and owner Cammeby's International, today announced that four leases have been signed, totaling more than 17,000 square feet of space, at 32 and 42 Broadway, the company's Class A office buildings in downtown Manhattan.
Completed lease transactions include:
- 42 Kopy, LLC signed a 10-year, long-term lease for 14,000 square feet.
- Feldman Kronfeld & Beatty, a private company categorized under specialized legal services, signed a long-term lease renewal for approximately 1,300 square feet.

- Caruso Painting & Decorating Corporation, a full-service painting contractor and decorator, signed a lease for three years to occupy approximately 1,000 square feet.
Thomas Hettler, senior managing director of The Lawrence Group, represented the landlord at 32 Broadway, while Colliers International New York represented SinglePlatform.
David Ofman, executive managing director of The Lawrence Group, represented the landlord at 42 Broadway.
"Our downtown Broadway portfolio in Manhattan continues to see a great amount of activity, especially 32 and 42 Broadway," stated Schron. "Both buildings provide premier addresses along Broadway, and I'm pleased to welcome 42 Kopy, SinglePlatform and Caruso Painting as tenants. Feldman Kronfeld & Beatty is a long-time tenant, and we're of course happy to see them sign another lease renewal."
An 18-story, 128,000-square-foot, classic pre-war office building, 32 Broadway provides tenants with floor plans of up to 7,000 square feet, new bathrooms and corridors and on-site building management. The building also offers air-cooled, tenant controlled HVAC.
A 20-story, 380,000-square-foot, Art Deco office building, 42 Broadway features floor plans up to 18,000 square feet, state-of-the-art tenant build-outs, and an attended lobby 24/7, as well as tenant controlled HVAC.
Both 32 and 42 Broadway are currently offering aggressive leasing packages for spaces that are in move-in condition. Tenants at these buildings include the New York City Department of Consumer Affairs and the New York City Board of Elections.
Cammeby's other Broadway buildings located downtown include the Woolworth Building, 39 Broadway and 45 Broadway Atrium. With opportunities available starting at 300 square feet and ranging up to approximately 17,000 square feet, Cammeby's Broadway portfolio is generating strong interest among prospective office space tenants in Manhattan. Also, due to an in-house construction team, Cammeby's has the ability to offer tenants turn-key move-in suites.
