Westfield Company Opens 1800 Larimer Building in Denver
Denver CBD's first high-rise office project in quarter century
Vanguard design and systems usher in new age office development
Building is 80% leased
DENVER, May 14 /PRNewswire/ -- Westfield Company today opened 1800 Larimer, the first high-rise office building constructed in Denver's central business district in 25 years. The building ushers in a new class of technologically-advanced 21st Century corporate office tower, using under-floor air and sustainable designs. It's also one of the largest office buildings begun and completed in the United States since the commercial real estate market crash started in 2008.

Developed by Westfield and designed by international architectural firm RNL, the 500,000-square-foot glass-clad building offers LEED Platinum design and a next generation business environment, utilizing innovative advanced air flow and lighting systems. At completion, the 22-story building is 80% leased and will be the headquarters for Xcel Energy, Frederick Ross Company and Westfield Company.
Rich McClintock, Westfield's Chief Executive Officer, said: "1800 Larimer represents a next generation office building, offering systems and amenities not available in other buildings today, but which will come to be expected by tenants in future Class A projects. Westfield is proud to have successfully completed this development in such a difficult market and economic environment -- on time, on budget, and substantially leased," he said.
Building highlights include:
- LEED Platinum certification, the highest designation for any multi-tenant office building in the United States
- Vanguard air flow and lighting systems and raised-floor environments enhance productivity and comfort, while helping to reduce tenant operating expenses
- Among AAA amenities: Concierge security (comparable to New York headquarters buildings), a hotel-style conference facility, on-site covered parking, an employee fitness center, a landscaped private terrace park — one of Denver's largest, a cafe, and bank.
- Location at the front door to LoDo, Denver's restaurant and entertainment district; just blocks from the center of downtown; within short walking distance of Union Station; and a few minutes from interstate entrances.
The project only has space on the top five floors remaining to lease with unobstructed views of the Rocky Mountains. "This is very special space for a select group of companies who want the prestige offices in a cutting edge project with premier headquarters amenities and productivity advantages," McClintock said.
1800 Larimer's lobby includes a 30-foot-high kinetic art wall by local artist David Griggs that represents the energy of the building's architecture and its tenants.
