Selling your home, searching moves from paper to online
It's a well known fact that most people search for 'houses to buy' using the internet, invariably using Google, leading them to online search portals such as Zoopla and Rightmove which probably display most of the current housing stock for sale in the UK today. Long gone are the days scouring the local weekly property supplement displaying estate agents houses for sale or the yellow pages to find an agent, these were the preferred choice to find an estate agent or property buyer, but not any more. Many estate agents have good websites some particularly comprehensive demonstrating their expertise or local knowledge which would be invaluable for consumers to know before making a choice. The portals, however only display a small amount of information on any particular estate agent, and with several thousand estate agents to choose from in the UK, it can be a laborious task to find one which suits your purpose.

There is a better way to find an estate agent, quick house sale firm or property buyer and that's to use 'Google'. Simply type into Google a search term, ie sell my house fast, buy my house, properties or houses for sale and you will be presented with lots of results, add another 'keyword' such as your town or location, and Google conveniently delivers more targeted results based on what you are looking for. Better still, Google also indexes all of Rightmove or Zoopla's important pages so sometimes it's possible to drill down and find exactly what you are searching for just from Google.
Let's look at an example:-
House seller wanting to consider all their selling options, types into Google:-
sell my house = lots of results from online portals, estate agents, some property buyers
sell my house Manchester = similar results but much more targeted local results by town
sell my house fast = lots of results from quick house sale companies, property buyers etc
sell my house online = lots of results from 'online' type estate agents or property portals
sell my house 'ways' = authoritative articles on how to sell your home, some property buyers

Google tracks search terms like these and also the websites your search keywords lead to; sometimes as you start typing into Google a search phrase, if will offer suggestions literally as you type.
Another example:-
House seller needing a quick house sale, types into Google:-
buy my house or 'we buy any house' and the following search results are displayed:-
buy my house = 90% of first page results are quick sale firms
buy my house fast = as above
buy my house cash = as above
we buy any house = as above
we buy any house uk = as above
we buy any house review = as above
All the above search terms lead to similar businesses (fast sale firms), adding a town gives more 'local' results. Google also uses search terms generally to deliver paid advertisements similar to the website search results.
Most people search without thinking about what they are looking for too much, they do it almost instinctively. If the house seller in the above example wanted to 'rent out their property', you might think that 'property management' might be the best and most popular search term for them to use, but the truth is that hundreds, possibly thousands of different keywords and combinations are used. Try this yourself, imagine you have a house to rent, don't think too much about what to type into Google, and your search term could be one of these?

Again Google knows that consumers typing in the above search terms are probably looking for a 'property management company' and now they are delivering those 'searches' to local businesses ie near to where you live or the location from where you performed the search, and they learn how you search and earn money from it by delivering adverts.
Ok, so that covers 'Google search' in relation to the property market - it's all about serving up relevant content, content relevant to you. So what about Yahoo, Bing, etc.? Well, Google accounts for 93% of ALL UK searches, yes 93%.... so quite frankly forget the others if you are searching from the UK, search through Google, search their way, and you, the house hunter/seller, will find what you're looking for in an efficient and timely fashion.
