Rodobens Discloses Its 4Q09 and 2009 Earnings Release

SAO JOSE DO RIO PRETO, Brazil, March 11 /PRNewswire-FirstCall/ -- Rodobens Negocios Imobiliarios (Bovespa: RDNI3), discloses today its audited results of the year 2009 and the fourth quarter (4Q09).

The financial and operating information are presented on a consolidated basis in accordance with the Brazilian standard accounting practices (BRGAAP) and in Brazilian Reais (R$).

• In 2009, the transfer of client balances to banks reached R$138MM, signaling the beginning of mortgage transactions with CEF, as well as the reestablishment of a good relationship with Santander . It also indicates the expected volume curve for 2010.
• At the end of 2009 there was a total of R$281MM worth of senior construction loans closed, being 10 contracts with CEF and 9 contracts with Santander/Real.
• In January 2010 Rodobens Negocios Imobiliarios acquired 50% of the common shares of Companhia Hipotecaria Unibanco Rodobens ("CHUR"), which was previously owned by Itau-Unibanco bank. The Company now owns 100% of CHUR, which is an important step for our commercial strategy.
• 4Q09 launches reached R$187MM (Rodobens' share only) and 3,229 units, a historic record for the Company, which represents a growth of 48% over 4Q08. R$256MM in total PSV, of which 75% were within the Minha Casa Minha Vida ("MCMV") housing program, reaching an average sales price of R$79k in the quarter.
• 2009 launches accrued R$635MM in Rodobens PSV, with 9,324 units and total PSV of R$822MM.
• 4Q09 Contracted sales totaled R$189MM Rodobens' share only ("Rodobens PSV"), with growth of 24% over the previous quarter (3Q09) and 112% over 4Q08, net of cancellations.
• Contracted sales in 2009 accrued to R$572MM in Rodobens PSV, a record of sales in a year period, representing a growth of 7% over 2008, with 8,128 units (Total PSV R$803MM), net of cancellations.
• In 2009, delivery of construction work of concluded project or phases totaled R$680MM in launched PSV and 5,918 units, which Rodobens share of the PSV is R$512MM.
