Modern consumers want control over the services they receive and the fees they are charged. But home buyers have limited choices when hiring a real estate broker. They can either hire a traditional agent, or an alternative one. A traditional agent generally provides the highest level of service and keeps the entire seller-paid commission. An alternative agent generally leverages the internet to more efficiently serve the client, and returns some of the commission to the buyer as a rebate at closing. But it can be hard finding the right broker to provide the right service, at the right price.
Quill solves that problem with two new service and price options. First, Quill offers an industry leading low flat fee of $3500 plus tax. Quill provides the services needed to purchase a single home (one tour, one offer, one inspection). The buyer pays $250 up front, and at closing Quill rebates that portion of its commission that exceeds the balance due. Since commissions are usually 3% and rarely below 2.5%, these buyers get big rebates. On a $600,000 house, the rebate would likely exceed $14,000.
"This isn't a loss leader, it's a sustainable pricing strategy," said Quill's founder and Designated Broker Craig Blackmon. Quill's unique service model, which distinguishes between broker and legal services, allows it to tailor its broker services to meet the particular needs of each client. Where the client needs minimal broker services for one transaction, Quill charges a minimal $3500 flat fee and returns thousands of dollars to the buyer at closing. If the sale doesn't close, the $250 can be applied to another fee option.
Quill still offers its original standard fee of 2%, with $1000 due up front. In exchange for a still-sizable rebate at closing, these homebuyers monitor listings themselves. When they're ready for tours, Quill steps in.
And today, consumers can work with a forward-thinking alternative brokerage dedicated to its clients' best interests while getting the full service of a traditional agent. For the same $1000 up front, Quill screens listings and pre-tours homes to find the best candidates so that the buyers use their own time most efficiently. At closing, Quill rebates only the $1000 advance fee.
