860 Washington Street Signs First Office Lease
Delos Takes Two Floors in Meatpacking District's New Commercial Building
NEW YORK, Oct. 12, 2015 /PRNewswire/ -- 860 Washington Street, the largest ground-up commercial building in the Meatpacking District, has signed its first office lease with wellness real estate and technology firm Delos. Known as the pioneer of Wellness Real Estate™, Delos' new Global Corporate Headquarters will occupy the 4th and 5th floors, totaling 21,706 square feet for a term of 10 years.
As the only first-class building slated for completion in the next few years in Midtown South, a number of financial, technology, lifestyle, and other companies are vying for the six remaining office floors available for lease at 860 Washington.
"860 Washington is more than a new commercial building," said Jeffery Sussman, president of Property Group Partners. "Located just steps from the Whitney Museum, in the heart of the city's most dynamic neighborhood, 860 Washington will offer an unmatched suite of functional and lifestyle amenities catering to tenants' day-to-day needs."
Known for transforming homes, offices, schools, and other indoor environments by placing health and wellness at the center of design and construction decisions, Delos strives to create spaces that nurture and promote human health and wellbeing. The company plans to pursue WELL Certification – Platinum for its new office through the WELL Building Standard®, which is the first building standard to focus on enhancing people's health and wellbeing through the built environment. The office space will be designed to improve productivity, support focus and creativity, and reduce absenteeism by optimizing indoor air quality, lighting, water quality, thermal and ergonomic comfort, acoustics, and other health-focused impacts within the work environment.
The WELL Building Standard is a performance-based system for measuring, certifying, and monitoring features of the built environment that impact human health and wellbeing, through air, water, nourishment, light, fitness, comfort, and mind. WELL Certification is provided by the Green Business Certification Inc. (GBCI), the same organization that certifies LEED buildings around the world.
Delos CEO and Founder Paul Scialla said, "We are thrilled to make 860 Washington the new home of Delos' global corporate headquarters. As a company, our mission is to improve human health and wellness through building design and we are committed to making this new office space the healthiest and most productive work environment possible. We believe we are setting a new standard for healthy office space not only in this building, but globally."
Stuart Romanoff, Ross Eisenberg, Amy Fox and Josh Goldsmith of Cushman & Wakefield, represented ownership in the transaction, while Aaron Ellison and Joseph Armano of JLL represented the tenant.
"We are excited to launch 860 Washington with the ideal tenant," said Stuart Romanoff, Vice Chairman of Cushman & Wakefield. "The Meatpacking District has become one of the most sought-after neighborhoods, offering a wide range of amenities that enhance the livability of the neighborhood for the people who live and work there."
With floor-to-ceiling glass curtain wall uninterrupted by perimeter columns, 860 Washington reimagines commercial real estate with a true loft-office feel in a modern style. Boasting the latest in technology, the LEED Silver building features an advanced raised floor that integrates under-floor air conditioning, telecom and building systems for an entirely open work environment.
The ground retail floor reaches almost 25 feet in height, the second floor of retail space reaches 17 feet, and office floors reach nearly 14 feet. The fourth floor features a private 1,580-square-foot terrace offering dramatic North, East and South-facing exposures, as well as a panorama that encompasses One World Trade Center and The Empire State Building.
860 Washington, which is being co-developed by Property Group Partners and Romanoff Equities, will offer approximately 114,000 square feet of state-of-the-art commercial office and retail space upon completion in late 2015. Designed by the highly acclaimed James Carpenter Design Associates, whose credits include 7 World Trade Center and the lobby of The Hearst Building, the 10-story structure will be one of the most advanced boutique commercial buildings raised in the Meatpacking District.
